2024 Year in Review

Dear Arlington Team,

In order to craft a few opening paragraphs, and after much pleading, the powers that be in Arlington World granted us a sneak peek at the newsletter.  However, when upon reading the 2024 recaps from our various company and division heads, our heads were spinning.  Simply put, the Arlington of today bears little resemblance to the Arlington of just a few years ago, not to mention the Arlington of 1998 when Jim started.

Phenomenal growth has occurred everywhere.  From Property Management (WOW!  27,000 – Are you kidding me?!) to PBS, ACS and Development we have seen huge gains over the past 5, 10, 15, 20, 50 years.

But, more importantly, Improvement has occurred everywhere.  Our processes, our efficiencies, our “know how” have all made tremendous strides.  It is our improvements that have enabled our growth.

And we will continue improving our operations so that we can grow while improving our offerings to our clients and associates.  We will never stop trying new things, discarding old methods, failing, succeeding, winning and constantly evolving into the best version of Arlington.  That evolution never ends.

In closing, we want to point out THE ONE THING that has never changed over the past 5, 10, 20, 30, 50 years.  And that is the collective commitment of every Arlington associate to Integrity in all we undertake.  We will always strive for that.

As we reflect on 2024, I am filled with pride and gratitude for our team’s incredible progress and achievements at Arlington Properties. This year has been a testament to the dedication, innovation, and resilience that define our company. Here are some highlights from our Property Management Division that illustrate the remarkable strides we’ve made:

Growth and Expansion
  • Over the past three years, the Property Management Division has nearly doubled in size. Between January 2021 and December 2024, our portfolio expanded from 14,817 units to 27,189 units—an extraordinary net gain of 4,108 units in 2024 alone.
  • The division now proudly employs 679 talented individuals, reflecting our commitment to creating opportunities and building a strong, dynamic team.
Focus on Innovation and Efficiency
In 2024, we prioritized streamlining processes, enhancing training platforms, and leveraging technology to position Arlington Properties for continued growth. Key initiatives included:
  • Enhancing the Interplay training program and developing a new leasing training program.
  • Rolling out the Procure to Pay program to improve procurement efficiency.
  • Fully implementing the RealPage budgeting model across the portfolio.
  • Initiating training for the rollout of Yardi CRM, ensuring our teams are equipped with cutting-edge tools to better serve our residents and stakeholders. 
Achievements in Lease-Up Properties
  • We ended the year with 4,900 units across 21 properties in various phases of lease-up, showcasing our ability to deliver exceptional communities that meet market demand. 
Leadership Development
Our commitment to fostering talent and promoting from within was evident in 2024, with several key promotions:
  • Lindsay Vance, Danielle Joyce, and Melissa Chambliss were promoted to Regional Managers.
  • Brett McKeller advanced to Regional Maintenance Supervisor. 
Industry Leadership and Representation
Arlington Properties continues to be well-represented in apartment associations across the states where we operate. This year, we celebrated the leadership roles of several team members:
  • Lindsay Vance, President of the Mississippi Apartment Association (MBAA).
  • Justin Brown, President of the Alabama Institute of Real Estate Management (IREM) Chapter.
  • Allison Wilson, President-Elect of the Greater Birmingham Apartment Association (GBAA).
  • Tiffany Bennett’s involvement with the Baton Rouge Apartment Association (confirmation pending).
  • Rusty Guilliams, appointment to the Board of Directors for the Greater Nashville Apartment Association (GNAA).
Looking Ahead
As we move into 2025, our focus remains on driving efficiency, expanding our training programs, and embracing technological advancements to support future growth. I am confident that with our talented team and unwavering commitment to excellence, Arlington Properties will continue to thrive and set new benchmarks in our industry.

As we wrap up another incredible year, I want to take a moment to reflect on the achievements, dedication, and passion that each of you has brought to the organization. 2024 has been a testament to what happens when smart, driven, and passionate individuals come together with a shared purpose.

This past year has been filled with challenges, opportunities, and remarkable successes. We’ve pushed boundaries, delivered outstanding results, and strengthened our position for the future! None of this would be possible without the talent and commitment of our property management associates – you are the foundation of our success.

Adding to that foundation, at the end of 2024 we added two key positions to our leadership team.

Catherine Holcombe, our new Vice President of Operations, brings a wealth of experience in operations management and industry experience and will be instrumental in driving efficiency and innovation across our organization.

Abe Bullman, as our new Systems Software Manager, has a strong software implementation, consulting, and training background, Abe will lead our efforts to enhance and optimize our technology infrastructure.

As we enter 2025, our focus shifts to building the infrastructure that will support sustainable growth.

  • Strengthening our systems and processes to improve efficiency and scalability
  • Investing in tools and resources that empower our teams
  • Enhancing our customer and client experience to drive long-term success

As we close the chapter on 2024, it’s the perfect time to reflect on the incredible accomplishments of Arlington Properties’ “small but mighty” Marketing Team. This year has been one of growth, innovation, and collaboration, as we worked together to lay a solid foundation for continued success. I am both proud of and deeply grateful for the contributions of every team member who made these achievements possible.

Key Achievements of 2024

One of our most significant accomplishments this year was standardizing and maintaining Arlington’s brand integrity and compliance. By ensuring professionalism and consistency across all marketing platforms, we reinforced the trust and value our brand represents.

We also took a major step forward in our digital strategy by implementing SOCI, an online social media management platform designed for multi-location brands. SOCI has empowered us with a centralized dashboard for managing posts, automating processes, monitoring reputation, and gaining real-time insights—tools that have driven smarter, more effective decision-making.

In addition, we introduced Freshdesk, cloud-based customer service software that has transformed how we handle marketing requests. By reducing repetitive tasks, optimizing workloads, and streamlining processes, Freshdesk has enabled us to operate more efficiently and dedicate more time to strategic initiatives.

These tools proved invaluable as we tackled ambitious goals and delivered exceptional results, including:

  • Supporting 15 communities transitioning into the Arlington portfolio.
  • Creating branding, standards, and collateral for six new lease-ups.
  • Tailoring campaigns and materials to ensure successful launches and sustained engagement for new and transitioned communities.
  • Developing and optimizing 35+ websites across Yardi RentCafé, Jonah, and Entrata platforms.
  • Conducting KnockCRM training to enhance community engagement and leasing efforts.
  • Integrating SEO best practices into every website launch, followed by ongoing updates and performance monitoring to maintain a competitive digital presence.
  • Providing curated resources, including photographer recommendations and shot lists, to elevate community imagery.
  • Refreshing our online catalog of Arlington-approved promotional items and vendors, making it easier for communities to access high-quality resources.
  • Reinforcing our commitment to driving value for every community we serve.

Looking Ahead to 2025

As we move into 2025, I am inspired by the dedication, creativity, and resilience of our team. Together, we’ve built a strong foundation for continued success, and I’m confident we will rise to meet the opportunities and challenges ahead.

Arlington Shared Services

Jennifer Renshaw, CPA – Chief Financial Officer

Effective 1/1/24, the Company went through a restructuring and as part of that the Company’s three common support functions, Accounting, Human Resources and Information Technology became known, collectively, as Shared Services.

The focus of Shared Services in 2024 was first, to recognize that the growth of the company’s requires us to constantly be looking for ways to improve on the support team infrastructure and, as importantly, look for those opportunities to provide solutions to our operating partners that free them up to operate.

Some of the projects initiated and/or completed include:

  • Support Ticket software that has been implemented by the property management Operations Team, Marketing Team and Accounting
  • Automated signature insertion in Office 365 email (CodeTwo)
  • KnowBe4 cybersecurity training campaign
  • Standardization of the Paycom new employee onboarding process across all companies
  • Implementation of P2P (payables) software for Property Management

Also, during the year, because of his many contributions to the Company, during 2024, Jarrod Norman was promoted to Senior Director of Finance.  And the accounting team welcomed Auston Sullivan as the new Controller for Property Management.

Arlington Amplify 2024: A Celebration of Leadership & Growth

There is no event more eagerly anticipated by Arlington associates than our annual leadership conference. It is a cornerstone of connection and professional growth—a time to learn, network, reconnect with colleagues, forge new relationships, and explore innovations that drive our company forward.

In 2024, we elevated this tradition by rebranding the conference as Arlington Amplify. This name reflects our company’s commitment to strategic growth and our mission to excel as an industry leader. The Hilton Orlando Buena Vista Palace in Orlando, Florida, served as an inspiring venue for this year’s event, hosting a dynamic mix of multifamily industry trends, leadership insights, and a diverse audience of professionals and thought leaders.

Attendees included representatives from across Arlington, such as Senior Management, Regional Vice Presidents, Regional Managers, Area Managers, Operations, Marketing, Community Managers, and Service Managers.

Mary Bradley, Regional Vice President

The conference offered a variety of memorable moments, including the Spud Racing Team Building Event, an unforgettable evening at Disney Parks, and our much-anticipated awards ceremony. Jenner Marcucci, founder of Summit Leadership Group, delivered the keynote address, whose insights inspired and motivated attendees.

One of the most celebrated moments of the conference was the presentation of the Frank Nix Award, one of Arlington’s highest honors, to Vice President Mary Bradley in recognition of her outstanding contributions and legacy within the company.

Arlington Development

Stringer Vogtle – Development Manager

2024 was a challenging but pivotal year for Arlington Development.  Persistent inflation, elevated construction costs, and high interest rates continued to hinder multifamily construction starts.  While these factors posed challenges, they have also created unique opportunities by restricting future apartment deliveries across the Sunbelt and Midwest.

The development team focused much of the past year on managing ongoing construction budgets while supporting API with new lease-ups in Cincinnati, Charlotte, Tampa, Orlando, Atlanta, Memphis, Sarasota, and St. Augustine.

While the economic challenges of 2024 brought slowed rent growth in each of our markets, we have seen successful beginnings to the new lease-ups.  Through coordination with each construction team and great effort from the property management team members, each community focused on leasing available units and creating the best living experience possible for our residents.

In addition to our existing construction projects and lease-ups, we were fortunate to start two new developments: (1) Tapestry Orange Beach in Orange Beach, AL, and (2) Tapestry Beard Heights in Charlotte, NC.

Tapestry Ridge and Tapestry Turfway in the Cincinnati MSA were sold to Passco in 2024, with API retaining management.

As for the year ahead, we are sitting on several excellent sites that we will develop once we are convinced that economic conditions are in our favor on each deal.  We have completed our capitalization for Tapestry Lake District in Tampa, FL, which we anticipate closing in Q1 2025.  We are also pursuing new development opportunities in Sarasota, Memphis, Birmingham, and Jackson.  We estimate that 2-3 of these projects have a good chance of breaking ground in the next 12 months.

The development team remains highly optimistic about the future of our industry and Arlington’s real estate investments.  We look forward to collaborating with API, ACS, Orva, and PBS to ensure a successful year ahead.

Arlington Construction Services (ACS)

The year 2024 was a milestone for ACS, marked by significant achievements despite a challenging landscape in the multi-family market. While securing funding and initiating new projects proved difficult, ACS remained steadfast in its commitment to cultivating both existing and new client relationships. By strategically prioritizing viable opportunities, we successfully launched five new projects with third-party clients, alongside four new projects with Arlington Development. This balanced approach has positioned ACS for sustained success in 2025 and beyond.

Operational Highlights

Record-Breaking Project Completions In 2024, Arlington Construction achieved a company record by completing 13 projects, delivering a total of 2,746 units. This historic accomplishment underscores our unwavering dedication to excellence and efficiency. Currently, we have 11 projects under construction, encompassing 2,336 units. Looking ahead, we anticipate initiating an additional 6-8 projects in 2025, further solidifying our robust pipeline and growth trajectory.

Process Optimization Throughout the year, we focused on enhancing operational efficiency by optimizing workflows and maximizing the capabilities of Autodesk Build. While continuous improvement remains a priority, the advancements made in 2024 have already translated into tangible benefits in project execution and overall performance.

Key Achievements in 2024

  • New Client Partnerships In 2024, ACS expanded its third-party client base, successfully securing partnerships with two new clients. These projects are under contract and scheduled to commence in early 2025, setting the stage for continued growth and diversification.
  • Autodesk Build Integration We integrated Autodesk Build into our submittal management process, streamlining project workflows and enhancing efficiency. Additionally, the introduction of fillable QA/QC checklists within Build has provided project teams with real-time access to critical information, improving communication and execution.
  • Growth of the ACS Finish Team Established in 2023, the ACS Finish Team experienced significant growth in 2024, delivering exceptional value to client relationships. This team has been instrumental in ensuring high-quality unit deliveries, maintaining a best-in-class approach to punch list completion, and ensuring timely resolution of owner punch lists.
  • Pre-Construction Enhancements Recognizing the importance of a strong foundation, we refined our pre-construction processes in 2024. These enhancements ensure that every project begins with a comprehensive and detailed plan, setting the stage for successful execution.

Looking Ahead to 2025

As we turn our focus to 2025, ACS is excited about the opportunities on the horizon. With a strong pipeline of projects, including collaborations with Arlington Development and new third-party clients, we are well positioned for continued growth. Our commitment to process refinement, technological innovation, and exceptional client service remains unwavering.

We are dedicated to creating positive, sustainable impacts on the communities we serve while upholding the high standards of quality and service that define the ACS name. Together, we look forward to another year of success and achievement.

Professional Building Services (PBS)

As anticipated, 2024 proved to be a challenging year compared to 2023, with the multifamily market expected to soften. In preparation, PBS set strategic goals to minimize the impact, and we are proud to report that we achieved all our primary objectives. Our team navigated the year efficiently and effectively, maintaining high-quality standards throughout. PBS associates consistently delivered projects that met or exceeded client expectations.

In pursuing these goals, PBS demonstrated its ability to adapt to changing market conditions and reinforced its position as a leading subcontractor in the multifamily sector. We remain committed to delivering value to every client and every project.

Key Achievements in 2024

  • New Client Partnerships: We achieved our goal of adding two new clients to our portfolio, securing projects with McShane Construction (Auburn, AL) and Brasfield & Gorrie (Charlotte, NC). These projects are scheduled to commence in the second and third quarters of 2025, respectively.
  • Major Project Launch: We began work on our largest apartment community to date, a 475-unit development in Hoover, AL. PBS is performing concrete, wood framing, and hardscape services on this milestone project.
  • Service Expansion:
    • Launched cabinet and wood trim services, managed by our framing division.
    • Introduced storefront services, managed by our flooring division.

Looking ahead to 2025, we are filled with enthusiasm and optimism. Since its founding in 1969, Arlington Properties has joyfully given back to the communities it serves. Beneficiaries include organizations such as United Way, dedicated to building better, stronger, and more equitable communities, and Hatching Hope, a 501(c)(3) disaster relief and humanitarian aid organization that provides immediate and long-term recovery essentials to disaster victims.

Arlington also supports the recently launched Hatching Hope’s Paws of Hope, which provides Pet Comfort Kits to animals whose families have been displaced due to catastrophes, honoring the memory of Teddy K, the beloved canine companion of Arlington Properties president Tammy Wyble.

Arlington’s giving spirit permeates every aspect of the company with individual associates identifying needs within their communities, like Purses with Purpose, a holiday outreach initiative for homeless women in Mobile, spearheaded by Arlington Regional Vice President, Donna Rock and team. And in Knoxville, Community Manager Scarlet Cervone Stomieroski and her elves at Tapestry Turkey Creek, work hard leading up to Christmas, to collect presents for children at East Tennessee Children’s Hospital.

These efforts and many others reflect Arlington’s unwavering commitment to making a positive impact.

United Way Campaign 2024 – Be Somebody

Member companies of Arlington Holding Company surpassed its ambitious United Way fundraising goal, raising over $285,000—exceeding the $275,000 target. Participating in the 2024 United Way Campaign was Arlington Property Management, Arlington Construction Services (ACS), Professional Building Services (PBS), and Arlington Development. This remarkable achievement underscores Arlington’s dedication to supporting United Way organizations across the company’s 15-state footprint.
