Tattersall at Tapestry Park in Jacksonville, FL has completed construction. This property began leasing in April 2009 and Stabilized at 93% in November 2009.
The Arlington at Eastern Shore in Spanish Fort, AL has also completed construction and is continuing the lease up of the property leading to stabilization.
Millstone Village and Fieldstone at Oakleaf Plantation completed construction in 2009 and stabilized at 93% as well.
Canopy and Hallman Hill (two additional Arlington Developments) both completed construction in 2009.

Apartment Community Acquisitions

Arlington Properties, Inc. has recently purchased apartment communities totalling $38 million in Alabama and Mississippi, according to Arlington president, Kent Graeve.
Lee Surtees, acquisitions manager for Arlington, arranged the purchase of the 208 unit Madison Hill Apartment Community in Huntsville and the 240 unit Summerfield Place Apartment Community in Gulfport, Mississippi.
Arlington plans a $1 million upgrade of the Madison Hill Community. First Commercial Bank of Alabama financed the purchase.
The Summerfield Place Community was financed by the Birmingham office of Capmark Financial Group.
Equity for the acquisitions was provided by Arlington and Glenmont Capital Management of New York City. These ventures represent the seventh and eight real estate acquisitions between the two companies.

Executive Vice President Named

Birmingham, Ala.-Arlington Properties has named James M. Dixon executive vice president of the 39-year old Birmingham, Alabama based company. Dixon has been with Arlington for 10 years and has served the company as vice president-development and project manager.
He currently is developing and marketing more than $70-million in mixed-use projects in Jacksonville, Florida. As executive vice president he will be involved in the management of the company’s development and multi-family activities. Arlington currently has more than $140-million in mixed-use and multi-family projects under development and 8,500 multi-family units under management in eight states.
Prior to joining Arlington, Dixon was in the banking industry. He earned a masters of public and private management from Birmingham Southern College and an undergraduate degree from The University of The South in Sewanee, Tennessee.

Cahaba Village

Birmingham, Ala.-A unique mix of retailers have begun moving into Cahaba Village, in suburban Birmingham, Alabama’s first village with residential over retail. The first retailers to join Whole Foods at the mixed-use Village were Manhattan South Boutique, the Jennifer Hunt Gallery and FedEx Kinko.
“Bayer Properties’ goal in developing Cahaba Village was to create a neighborhood Village with a diverse mix of service orientated shops to enhance living in suburban Mountain Brook’s newest Village, commented David Silverstein, the Bayer principal who spearheaded the development.
“Having the 22 luxury town homes above the retail makes the boutique Village unique in our area, Silverstein added.
Among the other specialty retailers coming to Cahaba Village include Peterbrooke Chocolatier, Mountain High Outfitters, Jilbere an Aveda Lifestyle Salon, Fleet Feet Sports, Ritz Camera, LensCrafters and Bryant Bank.
The 50,000-square Whole Foods opened in February. “The success of Whole Foods has been phenomenal, Silverstein added. “Customers from throughout the area are traveling to Mountain Brook to shop at Whole Foods. It has rapidly become a popular shopping and eating destination.
The town homes are a development of Arlington Properties, Inc. Ingram and Associates, The Condominium Shop, is the real estate marketing agency.
Cahaba Village was designed by CMH Architects with landscape design by Nimrod Long and Associates. Brice Construction Company is the general contractor for the retail. Arlington Construction Services, LLC is general contractor for the residential.
Bayer Properties, LLC developed the 15-acre site at the intersection of Highway 280 and Green Valley Road at a cost in excess of $25 million. Bayer is also the developer of The Summit lifestyle centers in Birmingham, Alabama, Louisville, Kentucky and Reno, Nevada. There is a fourth Summit under development in Henry County Georgia.

Sarah Scott Phillips has joined the property management department at Arlington Properties, Inc. as a marketing and training specialist, according to Jim Reffelt, Arlington’s property management president.
Ms. Phillips has more than eight years experience in multi-family property management. At Arlington she will create and implement training for on-site associates in eight states. She will also help facilitate marketing campaigns and branding for new developments.

Hallman Hill

Arlington Properties recently broke ground on the $37-million first phase of their Hallman Hill mixed-use development in suburban Homewood, Alabama with completion expected in the spring of 2009.
According to Bill Dobbins, vice president of development for Arlington, “this historic development is designed in keeping with the historic character of Homewood. Hallman Hill brings to Homewood quality home ownership choices within walking distance of the main business district, the library, churches and the municipal complex.
The mixed-use community is being built on 5.4 acres which was formerly the site of the Homewood Gardens, a Homewood landmark for several decades.
The first phase includes 9,000-square feet of retail with other 6,000-square feet planned for the second phase.
